Absorption Analysis — Years to Absorb the 18-Month Permit Pipeline i
Growth rate vs. builder rate. Each market has apartment units permitted over the trailing 18 months (Census Building Permits Survey, 5+ unit structures). Each market also generates new qualified renter households every year, proportional to its population growth rate. This tab compares the two and shows how many years it would take, at the current pace, for organic demand to absorb the pipeline.

Status ▴▾
Annual New Demand = qualified renter pool at the chosen income threshold × the MSA's 5-year population CAGR. Yrs to Absorb = 18-Mo Permits ÷ Annual New Demand. Status: Fast < 2 yrs · Healthy 2–5 yrs · Slow 5–10 yrs · Very Slow > 10 yrs · Oversupplied = flat or shrinking demand.
Rent vs. Sell i
Each market's rent play and sell play next to each other. Rent numbers come straight from Product Fit Finder (rental Fit Score and years for the market to absorb its new apartment supply); Sell numbers come from Entry Level Absorption (for-sale Opportunity Score, first-time home buyers, and years to absorb new homes). The Lean column flags which side is stronger. Click any column to re-rank.

Rent = rental Fit Score from Product Fit Finder, plus years for the market to absorb its new apartment supply (18-month apartment permits ÷ new qualified-renter demand). Uses your Fit Finder income floor. Sell = for-sale Opportunity Score, first-time home buyers, and years-to-absorb from Entry Level Absorption (real HMDA purchases at your price floor vs. new single-family permits). Lean: Sell if the for-sale score leads by 8+ · Rent if the rental score leads by 8+ · Either when close.
Entry Level Absorption i
How fast entry-level for-sale homes are absorbed, from real mortgage data. Entry-level is defined as new single-family homes priced $375K–$425K (Claret's starting range — adjustable): for each of the 197 markets we count the first-time home buyers who actually purchased in that band (HMDA 2025) and compare them against the new single-family homes being built (apartments excluded). Sort by any column, and use Advanced Filters (min/max population) to zero in on the exurban markets you build in.
Quick entry-level band:— or type your own floor & ceiling above
How “entry-level” is defined — and why some markets read high. Entry-level homes are new single-family homes priced in the $375K–$425K band. Demand = the first-time home buyers who actually purchased in that band in the last year (real 2025 HMDA mortgages × the first-time-buyer share, 25% by default). Supply = the new single-family homes estimated to be built in your price band. Building permits carry no price, so we take total single-family permits (Census Building Permits Survey; county-level for exurban submarkets) and keep the share that matches your band, using the market's own mix of home-sale prices (HMDA). Yrs to Absorb = band supply ÷ band buyers per year — an apples-to-apples read. (In Advanced Filters → Homes-built basis you can switch to counting all new homes at any price; that is when a low-price market reads very high, because it builds far more homes than sell at your price.) Change the band any time with the Quick entry-level band pills above, or type your own floor and ceiling — every number here (and the entry columns on Product Fit Finder (Cont.) and Rent vs Sell) updates to match.

How this is calculated (for investor review).New SF Homes = new single-family homes estimated to be built in your price band = total 1-unit permits over the trailing 18 months (U.S. Census Building Permits Survey) × the market's share of home sales in that band (permits carry no price, so we use the market's own HMDA sold-price mix). First-Time Home Buyers = actual owner-occupied, site-built, single-family home purchases in your price band, reported under the Home Mortgage Disclosure Act (HMDA, 2025 — latest full year, via CFPB/FFIEC), × the first-time-buyer share (default 25%, National Association of Realtors 2024). Purchase counts are exact per market and price-filtered by real sale price; the first-time-buyer share is the single adjustable assumption. Yrs to Absorb = band New SF Homes ÷ band buyers per year. (Advanced Filters → Homes-built basis can switch New SF Homes to count all new homes at any price.) Score (0–100) blends absorption speed, buyer depth, momentum (2024→2025), and price headroom. Status: Fast <2 yrs · Healthy 2–5 · Slow 5–10 · Very Slow >10. Exurban towns (tagged with their county) are measured at the county level — New SF Homes and First-Time Home Buyers are county totals (Census county building permits + county HMDA purchases), so towns in one county share a single realistic absorption rate that already reflects buyers relocating in from the wider metro. Apartments are excluded — this is for-sale ownership housing.

Qualified renter demand (Demand, Qual. Renters) — U.S. Census Bureau, American Community Survey (ACS) 2024 5-year, table B25118 (Tenure by Household Income): actual renter-household counts by income band for every market — not a flat renter-share estimate.
Apartment competition (Demand, Low Comp) — U.S. Census Bureau Building Permits Survey: units permitted in 5+ unit structures over the last 7 years (2019–2025), assembled on current OMB metro boundaries. Permits are the standard leading indicator of new apartment supply. New apartments are counted against your product at 100% (apartments), 70% (townhomes) or 45% (single-family/BTR) — they compete head-on with another apartment community but far less with one-story rentals.
Population & growth (Growth, Growth/yr) — U.S. Census ACS county-level population summed to current OMB (July 2023) metro definitions; growth is each market's own 5-year CAGR (2019–2024), not a regional average.
Fit Score & pillar bars — computed inside this dashboard from the data above; no third-party score. Each pillar is measured against a fixed yardstick (4,000+ excess renter households, 2%+/yr growth, 0% of the renter pool covered by recent permits) and blended by your weights — an absolute 0–100 scale, so a market scores the same no matter what filters are on.
Absorb — your planned units ÷ the market's annual NEW qualified-renter demand (renter pool × growth rate), from the Census figures above.
